Development Models
We are committed to providing individuals with homes of excellent quality. Our homes are there to inspire and support individuals, encouraging them to live lives that are both independent and positively integrated into communities.
Each of our homes meets minimum space standards and is designed to enhance the lives of their future residents. Our research has developed our understanding of what helps vulnerable residents to thrive, and we believe wholeheartedly that they deserve high calibre, community-enhancing, bespoke homes. So, we work closely with designers to ensure our properties are adaptable to engage with specific care needs.
We take on a variety of properties for different types of projects. Catering to the unique purpose and intention of each, developments tend to fit into one of two models to create homes that empower residents.
Core and Cluster
The Core and Cluster model enables vulnerable people to live with independence. Our properties are designed for self-contained living units clustered around core communal spaces.
This model particularly serves individuals who traditionally may, due to any number of complex needs, not have been able to access independent living.
We envisage a more empowering way to assist vulnerable people.
Our Core and Cluster properties are designed to priorotise safe, simple, and comfortable living – with the additional benefits of a small community. They are built to the highest standards and specifications with easy to clean and maintain kitchen and bathroom areas.
Step-Up Step-Down
The Step-Up Step-Down model provides suitable homes for people with specialised needs, these may include one or two shared / mixed units which allows for a stepped transition to/from independence. Residents may be taking a step down from previous care settings, or require a step up in their care provision.
Whatever the circumstance, we will support individuals to live as independently as possible.
With this model, self-contained apartments are designed to utilise assistive technology to suit the needs unique to residents. Each apartment is highly finished as well as customisable – to include acoustic, infrared, and microwave monitoring where appropriate, as well as wearable health technology and sensory lighting. These measures ensure individuals have a home that fully meets their requirements.
Centralised, on-site care hubs are surrounded by private living spaces. A community approach is promoted with staff and residents close by, while independence and agency are preserved.

Our Projects
Our pipeline includes a number of development projects, each at different stages. Some properties are being developed into shared 3 or 4 bed houses, others are commercial conversions or major upwards extensions destined to become blocks of multiple flats. We develop within London and the Home Counties, working either in partnership with property owners, or by purchasing the freehold and developing ourselves.
So, what do these projects look like in practice?
The Holly Road property was tired and unloved when we took it on. This former light industrial property in Twickenham is being transformed from a worn-out workshop into multiple light and airy flats. No longer suitable for modern business, we are giving this 1950s building a complete overhaul and a new lease of life. Future residents will have spacious homes in the heart of the community – homes which enable them to live independently, with the care and support they need
